My GF and I signed closing doc's on a house out in the sticks today. We picked up 2.3 acres, a crappy singlewide mobile home, and tennants. Also signed for a 33' fifth wheel travel trailer to live in till we can build a house. That may take a while as the seller pretty much took everything we had in savings. Gonna have to build up another cushin...

Hmm...2.3 acres...that's lots of room for a really nice shop...

Buddy, congrats to you and the future of developing your property! 28 years ago, I was where you're at now. Back then, the wife and I bought 2.25 acres and I built the log house on a cleared acre you see in my sig pic below. Next spring we retire. I'm going to thin-out the forest on the other acre, build a natural swimming pond/pool, and from the harvested lumber, build a big-*** garage/shop to accommodate my transportation toys. I can't wait!

Good for you buddy! I live on 10 acres, and so do all my neighbors. In my area of the township, you can't HAVE a property divided smaller than 10 acres. I came frome the East-Side of Detroit. What a change! I hope you love it as much as we do! BTW, our house is a "manufactured" Cape-Cod style. 6" exterior walls, and tons of insulation. We can't tell when its raining. So if you are planning on building, a manufactured home might be a great idea. Also, dont go cheap on the basement. Pay the extra few thousand for a "full-depth" basement with the higher ceiling. You will NEVER regret that decision! Take care, Scott

Don't be! The tenants we have are great people. The PO just lets their properties go to hell and either gets them condemned or repossessed and another arm of their company buys them at auction...Kinda shady if you ask me...

We are having a storage container delivered first of next month to cut our storage bill in half, and you better believe we are enjoying it so far. My GF posted on facebook that horses woke her up playing with toys outside our bedroom window





I don't know if we are going to go basement or not. I was trying to talk her into letting me build a 40X50 shop and putting a house above...but she shot me down pretty quick Might have to keep working it

I think we have settled on what we wand from a house. Here are the plans for the house and the shop. I'm meeting with the builder next week to see if they can butt the shop up to the garage side of the house, and make BR 2 into an entry way to the upper level of the shop and make that into my theater room. That keeps us in line with our 4 BR septic system. Once we get the details hammered out, I'm hoping we can do the construction for about 130K to 140K. The construction, paying off the land, and some developement costs, and if I can swing it, paying off the trucks, I might be able to do the whole shebang for under 230K. That should put our payment around $1550/mo. With the shop and attached garage, I would have about 6 cars of garage, and the stall for the 5th wheel to get it out of the weather. It's probably going to be a year before we can do anything with the equity on our land ( about 50K ) but the builder says they may be able to get us in 0 down...we shall see...
